20 Tips - How To Top The 2013 Real Estate Brokers’ Licensure Exam


  1. Ask guidance from God. Have good intentions and pray always. When you are at peace and confident, I truly believe you will perform better.
  2. Follow PRC’s general instructions as written on the Program for the 2013 Real Estate Brokers Licensure Exam, which I have quoted below:
    General Instructions
    1. Your school/building assignment will be posted at the PRC premises two to three working days before the examination. Bring your NOTICE OF ADMISSION when you verify your School / building assignment. Visit your school/building assignment prior to the day of the examination.
    2. Report to the schoollbuilding assignment before 6:30 a.m. on the first day of examination to verify your room and seat number. Be punctual, late examinees will not be admitted. Examination Fee of ABSENT examinees will be forfeited.
    3. Examinees are required to wear the following attire every examination day:
    Male Examinees – White polo shirts or t-shirts with collar, tucked-in
    Female Examinees-White blouses or t-shirts with collar
    4. Bring the following on examination day:
    a. Notice of Admission
    b. Official Receipt
    c. One (1) piece metered-stamped Window Mailing Envelope
    d. Two or more pencils (No.2)
    e. Ballpen with BLACK INK ONLY
    f. One (1) piece Long Brown Envelope
    g. One (1) piece Long Transparent (non-colored) Plastic Envelope (for keeping your valuables and other allowed items)
    5. The following are PROHIBITED inside the examination premises/rooms.
    a. PROGRAMMABLE CALCULATORS (click here for PRC’s list of allowable calculators)
    b. CELLULAR PHONES, beepers, portable computers or similar gadgets/devices.
    c. Bags of any kinds (ladies bag and shoulder bags, attache case, backpacks, etc.)
    d. Other examination aides not stated on this program.
    NOTE: PRC WILL NOT BE RESPONSIBLE FOR PROHIBITED ITEMS THAT WILL BE LOST.
    6. Read carefully and follow the instructions on your Notice of Admission and Examinees Kit.
  3. Aim for the top! Have confidence!
  4. Know the exam coverage, subjects, level of difficulty. Please see below the exam coverage as written in the program, where I also added links to recommended reading:

    General/Fundamentals (25%); 8am to 10 am
    *Take note that as you have limited time, be conscious of the number of questions per subject and budget your study time accordingly. You cannot read everything that comes your way as you will only get confused. As the exam date draws near, so many “tips” will come out and you will be tempted to photocopy all of them but you will end up not being able to read any. Select what you will read carefully.
    Special and Technical Knowledge (25%); 11am to 1pm
    Professional Practice (50%); 2 to 6 pm

    Note that the PRC and the Professional Regulatory Board of Real Estate Service (PRB-RES) previously issued a Resolution which states the Table of Specifications which provides a breakdown of the number of questions per subject. Click here to access the said Table.
  5. Focus on the subjects which carry greater weight, and also on those you are not very good at. Please refer to the table below which is also from PRC’s exam program:

  6. Have a good outline of topics to study based on the Program released by the PRC.
  7. Pace yourself. It would be good to follow a calendar with the subjects you need to study for each day so you can be sure that you are able to read all topics at least thrice. (I got this style from the bar review at Ateneo Law School.)
  8. Read the laws and regulations in their original form (full text). Make and study your own reviewers many times. If you are going to top the exam, you must know something that others do not. If you read the original, you will know some ideas which were not included in the reviewers, which most examinees rely on exclusively.
  9. Practice answering sample real estate brokers exam questions. We suggest that you compile sample questions and then take a “practice exam” without looking at any of your notes, AFTER you have reviewed, to help you know what to expect, and also to gauge your preparedness for the exam. CPA exam takers call this the “pre-board exam” while bar examinees call this the “mock bar exam”. This helps take away some of the jitters. If you perform well, then you are ready. If your performance is in the average level, then double or triple your efforts.
  10. Practice answering problems and time yourself while doing so. Strive to answer as fast (yet still as carefully) as you can.
  11. This might come a bit late but you should have enrolled in a good review school, where the teachers are knowledgeable about real estate, and Do not hesitate to ask questions. (In case you want to know, my husband and I are products of Engr. Enrico Cruz’s Urban Institute).
  12. Visit the exam room days before the exam. Check where the comfort room is located as well as the fire exits.
  13. If you will be commuting, know the route and which vehicles to ride. If you will bring a car, know where the parking area is.
  14. If you can, stay overnight at a place near the venue so you can walk and have no problem with traffic, much better (though you may have trouble sleeping if you are not used to the bed).
  15. Prepare all the stuff you need early, like your exam documents, sharpened pencils, calculator (make sure you understand how to use it!), food and drinks (do not bring food that can cause stomachaches or farting!), clothes and sweater, etc. the day before the exam.
  16. Have a good sleep the night before the exam. If you don’t have enough sleep, you will be sleepy during the exam. [True story: A friend of mine couldn’t sleep the night before our first bar exam day, so she slept during the exam (!). Don't worry, she passed.]
  17. Wake up early and pray for guidance. A little bit of exercise would help “wake up” your muscles and brain.
  18. Take a bath :-) and eat a good breakfast. Never take a test on an empty stomach – you will be thinking of food instead of the right answer.
  19. Arrive early at the test site. Have a big “allowance” for traffic. You will be so much more relaxed if you are just waiting for the test to begin at the exam room, compared to when you are running around like a headless chicken and thinking that you might not make it on time.
  20. If you are guessing, choose the one that is not like the others, the one “sticking out” so to speak. Take note of the words “always”“never”, or “except” – they can give you clues to the answer.

Pope Prediction: 10 Reasons Cardinal Burke Will Be the Next Pope

I'm making a very bold and controversial claim: His Eminence Raymond Cardinal Burke will be the next Pope. I'm going to provide you with 10 solid reasons why the cardinals will rally to him in the conclave for the required 2/3 vote majority. 

Let's be honest. Most people are claiming (or grumbling) that Cardinal Burke will never be elected as Pope. They say he's too heavy-handed, too ceremonial, too traditional, too political, and too serious to be papabile. If you're one of those people who think Burke is the best cardinal for the job, but look at your toes and sigh: "It'll never happen," then keep reading.

The problem is that the Burke naysayers are thinking like journalists and voters. (By the way, one of my favorite daily blogs: Rorate Coeli explains why the journalists get it wrong.) 

When the doors of the conclave close, men who would usually vote one way, vote another. Under the staring eyes painted onto the ceiling of Michelangelo's Sistine Chapel, these cardinals know that history is being made. The Pope they elect will have a difficult vocation. The Pope they elect will change the lives of billions of people both now...and in the future.

I want to challenge you to think like a cardinal in 2013. The cardinals are worried. Most cardinals knew that Pope Benedict had considered abdication, but most of them never thought it could actually happen. Here we are 50 years after the Council, right in the middle of the Year of Faith, and then suddenly the Pope resigns. 

Globally, the Catholic Church faces accusations.Here and there in local dioceses, there are spots of financial and sexual scandal (for example, in Los Angeles). The rumors in Rome surrounding Vatileaks, the Butler, and the Bank are still circulating. Cardinal O'Brien of Scotland just stepped down. The question of secular politicians and the Church is a concern. There is growing debate about liturgy and the Extraordinary Form. The SSPX dialogue fell flat. So in the middle of this storm, Pope Benedict abdicates. I think this is all part of the divine plan (Here's my post explain why I think the Blessed Virgin Mary asked Pope Benedict stepped down), but let's be honest. It's a traumatic time. Yet, whenever there is trauma, conservatism reigns.

The Cardinals will rally to a holy man who will prayerfully clean house and face down the evils, scandals, and rumors. There is only one cardinal who has vocalized a plan of attack for the political, liturgical, and canonical problems in the Church: his name isRaymond Cardinal Burke. 

Cardinal Burke is the only one who has explicitly proclaimed a way forward in these times of trouble. As in the last papal conclave, the cardinals will turn to a man who operates on sound principles. A man whose virtue is known by all. A man of the Gospel.

With that being said, here are the 10 reasons why Raymond Leo Cardinal Burke will be elected Pope.

  1. Burke is an open advocate for using canon law in defense of the sacraments and God's honor. He's a hardliner against pro-abortion Catholic politicians. He has openly spoken out against American and Irish Catholic politicians who advocate abortion, homosexual unions, etc. As Pope, he would back cardinals who have difficult decisions to make back home.

  2. Burke thinks seriously. He is theologically orthodox and can spot dissent. If you thought Ratzinger was a Rottweiler, then just look out!Burke once forced the cancellation of a Sheryl Crowe concert at a Catholic hospital...because she's pro-abortion. He sacked a St Louis Catholic basketball coach for supporting abortion and embryonic destruction. Cardinal Burke isn't afraid to play ball.

  3. His Eminence celebrates and promotes the Latin Mass and a reverent Novus Ordo. This is huge. Cardinal Schonborn's balloon Mass is not the way of the future of Catholicism. All the cardinals feel this. Pope Benedict moved us away from all that. Cardinal Burke will continue to carry Benedict's liturgical torch. Cardinal Burke brings noble dignity to the Holy Sacrifice of Mass. 


  4. ...which leads to the SSPX. As long as Benedict XVI is alive, it will be necessary for the next Pope to bring resolution to this traditionalist soap-opera. The reconciliation of the SSPX would be the greatest possible gift to Benedict's living legacy. To use baseball terminology, it would equate to a relief pitcher saving the game and earning a "win" for the starting pitcher who got behind in the run count.

  5. Speaking of the Latin Mass, Cardinal Burke has traditional liturgical flare (for example, he wears the cappa magna without blinking an eye).With rumors and scandals floating everywhere, Catholics are desperate to see visual dignity restored to the Holy See.

  6. Burke will help the cardinals and bishops do what they know they need to do: discipline dissenting Catholic politicians. Burke called the US Democratic party "the party of death" and accused Barack Obama of being "anti-life and anti-family." He's not afraid. The cardinals need a Pope standing behind them who speaks like this.

  7. Cardinal Burke speaks the minimum languages necessary for a Supreme Pontiff: English, French, Latin and Italian.

  8. Cardinal Burke is the perfect age: 64. Almost everyone is convinced that the cardinals will elect a cardinal in his mid to late 60s.

  9. He is the Prefect of the Supreme Tribunal of the Apostolic Signatura. This is a really big deal. The years to come require expertise in canon law, not just theology. Cardinal Burke is already a Vatican insider. He already has experience at the highest canonical authority, second only to the Supreme Pontiff himself.


  10. Most importantly, Cardinal Burke is extremely Marian. He has great devotion to the Blessed Virgin Mary. He continues the tradition beginning with Pope Pius IX and extending up to Bl John Paul II and Pope Benedict XVI. For me, Fatima is the key to everything going on in the Catholic Church. I think Cardinal Burke feels the same way. Moreover, he is close to the Friars of the Immaculate and he helped establish the shrine to Our Lady of Guadalupe in La Crosse, Wisconsin. Please also read Cardinal Burke's piece on "Our Lady of America. 

Let me add one more - an eleventh reason: nobody suspects Cardinal Burke to be elected. That is almost always a necessary feature of a papal candidate.

So there you have it: 10 reasons (plus one) why the cardinals will rally to Cardinal Burke in the conclave. You'll see Cardinal Burke in a white cassock before end of March...maybe even donning the old tiara!

Extreme boat riding in Samar launched

PARANAS, Samar – From being a mere nautical highway to being tagged as an illegal logging hotspot, Ulot River is now an eco-tourism destination with extreme boat riding as its main attraction.
The Ulot River Torpedo Extreme Boat Riding was launched Tuesday, which is expected to draw thousands of local and foreign tourists considering a different experience it offers – riding in a boat without outriggers going downstream and upstream.
Department of Tourism (DOT) Regional Director Karina Rosa Tiopes described the activity as “unique” and a never-been seen adventure in the country and even in Asia.
“This is a destination that we should be proud of. If Palawan said they are the last frontier of the Philippines, I would like to say that Samar is the ultimate frontier of our country,” Tiopes said during the launching.
Aside from DOT officials, the event was attended by officials from the Department of Environment and Natural Resources (DENR), Samar Island Biodiversity Project, Philippine Army, Samar Chamber of Commerce, non-government organizations, and officials from provincial offices and local government.
DENR regional technical director for research Manolito Ragub said that the arrival of tourists would help preserve the environment within the watershed area since people will earn income that would sustain their needs.
“This tourism activity will provide jobs to people and would divert their attention from cutting trees and hunting wildlife to providing services to tourists,” Ragub said.

Boatmen and river guides were earlier trained by the DOT on how to deal with tourists and ensure their safety during the tour but their skills in boating was acquired from hauling illegally-cut logs.
Tour guide Adrian Igdalino, a native of Barangay Tenani, said that the arrival of tourists in Ulot has somehow changed livelihood activities among the locals.
“Before the tourists came in, our group was used in transporting of logs. That’s the fastest way to earn money,” said Igdalino who earns P250 a day from tour guiding.
Igdalino is just one of the hundreds of villagers engaged in ecotourism activity.
There are nine people’s organization in Ulot Watershed that are now service providers to tourists such as tour guiding, boat services, catering, food production, among others.
The nine groups, formed into Ulot Watershed Model Forest Stakeholders Federation, are affiliated with the International Model Forest Network Secretariat.
Federation’s president Danilo Miralles said in an interview that these people have been earning before the launching of the eco-tourism loop.
“Visitors have been coming here. It’s a big help to our livelihood and contribute to the effort in protecting the forest,” Miralles added.
Records of the Samar Island Natural Park (SINP) showed that at least 300 visitors have so far visited the river this year.
Long before roads became the main transportation route, Ulot River served as a nautical highway for trading products and transporting people from and to Samar and Eastern Samar.
“This tour is not just an adventure but also one way to share the local’s way of life,” Tiopes said.
Few boats are still transporting villagers since it is the most convenient way to get to the town center.
Ulot is a 520-kilometer river and is considered to be the longest in Samar Island. It is part of the 87,000-hectare Ulot Watershed rambling in 11 towns of the island with bigger part of the area situated in this town.
SINP is recommending only 10.5-kilometer stretch for extreme boat ride, which is the most accessible part of the stream from the national highway.

BELINDA CUIZON WONG is a nursing graduate who has found for herself a different niche: that of recruiting seafarers for yachts and mega-yachts through Eurasian Maritime Corp. which she founded in 2009.
She relates that at age 24, she worked in a similar agency. After four months in the job, her boss resigned and she was left to carry on with all the work of the agency.
She learned all she had to know on the job: how to recruit prospective personnel, how to make sure they are qualified for the position they applied for, how to deal with the ship owners, how to deal with government agencies. She was with this company for 13 years but quit when she got married.
After the birth of her children (she now has three), she decided to go into business.
Her husband, Hong Kong-born Wong Hung Fai (he carries a British and Hong Kong passport, but has been in Cebu since age seven so he knows Cebuano well) advised her to go into a business that she knows well. She has never worked as a nurse but she knows everything about seafarer recruitment and so she started Eurasian Maritime Corp.
She specializes in recruiting crewmen for yachts and mega-yachts in Europe and Asia.
She deploys chief mates, second mates, bosuns (boatswain), deck hands and whatever other ship crew a yacht owner may ask her to find.
Belinda says that with yachts and mega-yachts, there is less headache for her recruited seafarer (and therefore less headache for her), they are usually better paid and have an easier time in that yacht owners do not sail their yachts on a year-round basis—but the crew gets paid for the whole year. Because yachts are her specialty, she goes to Monaco every September for the Monaco Boat Show to look for more clients, as well a sometimes, to meet some of her clients, the owners themselves or their managers.
Her company’s mission and vision is “To be a leading source of Filipino crew to ship owners… to maintain a pool of dynamic, competent and disciplined Filipino crew committed in pursuing global competence while maintaining a strong sense of social responsibility… and to create a mutually rewarding situation for all parties involved, our clients, our seafarers and Eurasian Maritime Corporation.”
For this she keeps a pool of crew candidates who have met all the requirements of the Philippine government. When the yacht owner or manager decides to take a candidate they want, the office does all the necessary paperwork for that person to be deployed, including complete medical and dental check-up, physiological testing, processing of contracts, securing visas, arranging flight schedules, facilitating monthly allotments of the crew and other accounting matters, remitting government-mandated contributions and other related services. All this at no cost to the hired crew.
Belinda loves what her company is doing, bringing in dollars for the country, helping fellow Filipinos get decent jobs that make them afford a better lifestyle for them and their families.
To de-stress herself, Belinda is into an exercise regimen. She also plays badminton, goes biking and runs. She has joined three Cebu City marathons. She is also with the Beautiful Cebu movement as corporate secretary and donates to causes like Operation Smile, as a way of giving back to the community she is in.
