Construction firm diversifies into real estate development

REMAINING upbeat about Cebu’s economic landscape, Liloan-based San-Vic Duros Group went full force on its entry into the real estate business through its flagship project The Woodlands Resort Communities.
San-Vic Duros Group chairman Rafaelito Barino said The Woodlands is the flagship project of the company’s newest real estate arm, the Duros Land Properties Inc.
He said the family saw opportunity in going into real estate business given the company’s long-time exposure in the construction industry.
Duros Development Corp. has been in the construction business since 1990 and is well-known in asphalt-laying works.
The San Vic Duros Group is composed of 14 companies, involved in agro-builders, construction, infrastructure development, real estate, investment holding, food, manufacturing, education, recreation and real estate.
The Woodlands Resort Communities is an 8.2 hectare development located in Barangay Yati, Liloan, Cebu. It is an integrated master-planned development that will house both vertical and horizontal residential projects.
Phases
Barino said the company allotted P150 million for the first phase of Woodland Park Residences, which will involve the construction of 130 house units on a 2.2 hectare area.
House and lot units are priced between P2.2 million and P4 million.
The second phase, whose implementation will depend on the sales of phase one units, is projected to involve 150 similarly priced house-and-lot units.
“We are optimistic about this project because on top of the housing backlog, Liloan is fast progressing. It offers us opportunities to grow our projects given the developments in northern Cebu,” Barino said at the sidelines of the company’s 25th anniversary celebration.
Barino also said the company will invest P1.5 billion on more projects in the next three years. This will include the development of retirement homes, villas, and medium-rise condominiums for young professionals.
The company will also begin the development of an 80-hectare golf course in Liloan, which is expected to bring in more tourists to the first class municipality. Barino said the construction of the golf course will begin in the first quarter of 2013.
The company also plans to build a college school in Liloan.
Barino said faith and unity in the family fueled the growth of their businesses.
“These all started with a small capital of P100,000 and I am still amazed at how God worked in us so we could grow the business and help people land jobs,” he said.
